Who this is for

  • Owners of industrial, multifamily, office or retail property
  • Investors preparing to refinance, buy, or sell
  • Portfolio owners in coastal and seaport markets with storm and flood exposure

What you get

  • A portfolio intake. Property list, leases, insurance schedules, loan terms and operating information.
  • Your RMOS Risk Index™ score. A score for each property and for the portfolio as a whole, weighted for commercial real estate.
  • A ranked risk register. Every material exposure listed, rated and assigned a recommended response.
  • An investor-ready summary. A short document you can share with lenders, partners or insurers.

How it works

  1. Discovery call. A short conversation about your portfolio and goals.
  2. Engagement letter. A written scope and fee. Work starts only after you sign.
  3. Intake and review. You provide property, lease, insurance and loan information. We ask follow-up questions.
  4. Scoring and report. We score each property and the portfolio, weighted for commercial real estate.
  5. Action review. We walk you through the results and agree on next steps.

Common questions

Do you only work on industrial property?

Industrial property in seaport markets is our deepest experience. We also work with multifamily, office and retail.

Does this replace a property condition report?

No. It looks at the whole risk picture and does not replace engineering or environmental reports.

Can this support a refinance?

It can help you present your risks and your plan to a lender. It does not guarantee any financing result.

How are fees set?

After a discovery call, based on the number and complexity of properties.

Every assessment ends with an RMOS Risk Index™ score weighted for your type of client. How the score works. Other assessments: Family · Business · Community Association
